I cannot say enough about James, or his knowledge and his persistence to achieve his goals. I was in a short-sale situation and had listed with another agency… during the entire listing agreement, they had few to no showings. I re-listed with James, people were coming to see the house almost immediately, Considering the market conditions, he had an offer for me in a very short period of time. This is where his work really began. Because this was a short sale, he had to deal with the banks negotiator regularly. Normally this would not be impressive, but we’ll simply say the negotiator was “challenging” he knew short sale regulations and procedures better than they did. He was meticulous providing documentation and answering their questions almost immediately. I never once needed to call him or his office, he kept me completely updated on all aspects of the process. Even when the banks negotiator dropped the ball and missed several deadlines (no fault on our part), he and I worked together and were persistent and successful in getting decisions reversed to continue the process which led to the sale.

While speaking with the legal team assisting me with the closing, they identified they have worked with him on past short sales and were extremely impressed with his knowledge of short sales and his negotiating ability and persistence to close on his listings.

I highly recommend James…. you will not be disappointed!!!
